Office Fit Out Presents Lucrative Rental Opportunity for Local IT Business
JBH Refurbishments recently completed an office fit out with mezzanine floor installation for a Kent IT business that recognised a demand for presentable office space in its local area.
Kent IT company, Arron Services is the owner of a spacious industrial unit in Staplehurst on the popular Larkstore Park Industrial Estate. A stone’s throw from the station with mainline routes to London, the small industrial estate is a popular choice for Kent businesses.
The Managing Director of Arron Services, David Archer, recognised the high demand for available office space in the local vicinity, which presented a lucrative opportunity.
Featuring high ceilings and substantial floor space, the single commercial unit had the potential to install a mezzanine floor, which would form the basis for a separate office, with storage facility. Not only would this give the team at Arron Services its own substantial office space, but it would provide a large rentable office with storage facility for a fellow business.
High Demand for Office Space in Kent
The requirement for large open plan offices with good links to London and main roads is in high demand in the Kent region. Consequently, JBH Refurbishments has carried out several warehouse conversions in the last year alone.
At the forefront of this progressive move in office developments are Landlords and small to medium sized business. This group are developing disused warehouses, barns and industrial units as comfortable and spacious offices to rent, or to use for their own expanding business.

The Office Fit Out Brief
Arron Services enlisted the support of JBH Refurbishments to:
- Introduce a first-floor office space with WC, tea point and storage area
- Alter the existing ground floor to accommodate a WC and lobby
- Install a seperate entrance door and lobby for the first floor office space
- Finish and decorate both areas to a high standard suitable for the rental market
Proposed and Existing Plans

The Ground Floor
To begin, JBH focussed on the existing ground floor. The office needed to be stripped out, including the removal of the WC, fixtures, fittings, flooring and the utilities were disconnected. Furthermore, the JBH team created openings for the new aluminium front door and stairs.
Once the strip out was complete, the front door and mezzanine structure could be installed, which took approximately one week. The mezzanine structure would provide the basis for the first-floor office area and the staircase.
With the mezzanine floor in place, the two areas could be worked on simultaneously. The electrics and plumbing for the washrooms and tea point were installed, while the first floors walls, ceiling, skirting and ceiling were fitted.
The JBH team completed the ceilings, walls, fitted door frames, architraves and ironmongery on the ground floor. The area was then decorated, and flooring fitted.
The entire ground floor office fit out was completed within three weeks to give Arron Services somewhere to operate while work continued on the first-floor level.
New Office Entrance
A new entrance was created for the first floor office adjascent to the exisiting entrance. This would provide exclusive use for each office space.
The JBH team created the opening and installed a new alluminium door, which opened to the smart new staircase, leading to the first floor office. The two lobby areas were partitioned and an access door fitted.
Having two seperate doors provides a professional welcome to visitors and clients for Arron Services and the occupants of the ground floor office and storage area.
The First Floor
Now that the ground floor office fit out was finished, JBH continued working on the first-floor level. This involved the following:
- Glazing to the partitioned internal wall
- Suspended ceiling installation
- New fuse box
- Painting and decorating
- Office kitchen installation
- Flooring throughout
On completion, the entire ground and first floor offices were cleaned and presented to the Arron Services. Both offices were finished within just six weeks.
Ready for Market
To suitably present the refreshed ground floor office and storage space to the rental market, the walls were decorated with neutral tones and the floor was covered with a durable grey carpet tile.
Arron Service now occupy the open plan first floor level, with its new tea point, WC and storage area. While the new ground floor level and storage area will soon be occupied by another local business.
