When fire protection company, Pacific Fire and Security acquired its new commercial premises in Ashford, Kent it needed a complete office fit out.
The industrial unit had previously been used as a typical storage facility and was little more than a shell when Pacific took possession of the property. It has small ground floor and first floor office space, lobby and washroom.
Like many businesses throughout Kent, London and the South East, Pacific selected the industrial unit for its abundance of space a versatile interior. JBH Refurbishments have performed a number of warehouse conversions from storage facility to office space in the last two years. It has become a trend among expanding businesses and landlords to change the use of these empty shells to corporate environment.
For Pacific Fire and Security, the empty shell posed the perfect opportunity to create the ideal office space for their expanding Kent business.
The brief was to take the original storage area and convert it into a comfortable and sophisticated office environment with the following criteria:
- Five individual offices for its various teams and management
- A capacious office kitchen with a seating area within the existing office space
- Ground floor meeting room
- A small racked storage space for their products and installation equipment
The majority of the ground floor unit didn’t have ceilings, flooring or lighting. Upon initial inspection it was clear the property needed an extensive overhaul to suit this expanding Kent business.
The Office Fit Out
With such a blank canvas, the office design team at JBH Refurbishments developed a scheme that could effectively meet the client’s brief and moving schedule. This included:
- Dry-lining the exposed block walls within warehouse area
- Installing a suspended ceiling system and lighting
- Office partitioning to create various zones
- Durable flooring throughout
- Decoration of the existing office space, washroom, lobby and stairwell
- Office kitchen refurbishment on first floor level
Due to the nature of the client’s business, the company took responsibility for its own fire and security system.
To create the five new offices, kitchen/diner, meeting room, entrance and storage facility JBH used a high-quality office partitioning with fire and sound properties and aluminum framework.
To allow natural lighting into each individual office space, seven single glazed windows were inserted to the partitioned walls. Each of the office partitioning panels were finished with a hard-wearing vinyl wallpaper throughout.
The office partitioning was a cost effective and time saving solutions that meant that the offices were rapidly installed.
The Suspended Ceiling
The empty industrial unit needed electrics, lighting and data cabling installed to support essential office equipment.
To disguise the unsightly utilities and cables JBH installed a smart new suspended ceiling throughout the office development.
Natural light in a commercial industrial unit can be hard to come by, yet ambient lighting is crucial to providing a comfortable working environment. Therefore, JBH installed LED light panels that offer as near to natural light as possible throughout the offices area.
Pacific required a small storage area for its equipment and stock. This was situated at the front of the property by the shutter doors. JBH fitted out the storage area with racking and shelving.
Lead time and contract value
From conception to completion, the project lead time was four weeks, allowing one additional week over the Christmas period. The prompt completion enabled the team at Pacific Security and Fire to move offices on schedule and enjoy their new offices early in the new year.
The project remained on schedule and on budget, ensuring the contract value of £48,000 was not compromised.

Commercial Dilapidation Repair Works
When moving offices, naturally the old lease will come to an end. JBH can offer support here too.
The landlord will carry out a schedule of dilapidation repair works to restore your current property to its original state. Depending on the lease and the state of the property, this could be the tenant’s responsibility.
