Thames Reinforcements Office Refurbishment

The Thames Reinforcement production facility in Sheerness, Kent, is state-of-the-art, but until recently the company’s offices were run down after years of wear and tear. There was no doubt that the 220m2 office area required a full office refurbishment and JBH Refurbishments was the ideal candidate to take on a project of this scale.

The property was in a very poor state, with damaged, marked walls and ceiling tiles, old flooring, broken toilets and a very tired kitchen. JBH Refurbishments came up with a design and plan to work around the live and operational working environment.

“To carry out work of this scale in an environment where people are continuing their daily working routine posed the biggest challenge for this office development,” explained Jason Hubbard, Director of JBH Refurbishments.

“We decided that the work should take place in three phases; starting with the unoccupied changing room area that was transformed into a smart new boardroom. Then we worked on main kitchen and breakout area that became a tea room and separate office. For the third phase, work began on the occupied main office area, kitchen and toilets.”

The project had to be meticulously planned and managed to avoid encroaching on the workforce. Materials for the three phases arrived at varying times that were convenient with the client. The JBH onsite team worked around the Thames Reinforcement office hours, often working early morning, late at night and at weekends.

Delighted with the end result, Thames Reinforcement’s Operations Manager, Mark Ireland said: “We set ourselves a tight schedule of completion, while having a live and operational business in place on a day-to-day basis. In terms of scheduling of works we found the team on site to be extremely flexible and more importantly, the team managed to change without issues and worked around our business without disruption.

More About the Project

Office Partitioning and Layout

The layout of the Thames Reinforcement offices was no longer suitable for the nature of the business. The office needed to be kept separate from the busy production facility to provide a clean and professional environment. There was no doubt, JBH need to convert the existing layout. Working with the client, JBH drew up the plans and provided visuals in order to create the best possible layout.

As part of the new plans, the dingy old changing room was transformed into a stunning new boardroom. Previously there was no requirement for natural light, but in its new form, there was a clear need for a window. The exterior wall was surveyed and it was partially removed for the new window installation. The window needed to match the building’s existing blue framed windows, which JBH sourced and fitted. To complete the refurbishments, the room was plastered, decorated and a new carpet were fitted.

Thames Reinforcements found the original breakout area was no longer required; therefore it was transformed with office partitioning to create a separate office for the accounts department and a small kitchen for making hot drinks.

Plumbing and Toilet Refurbishments

The existing male and female washrooms needed a revamp; however the cubicles and most of the toilet facilities remained in good working order. JBH therefore replaced the broken toilets and cubicle doors.

While carrying out the plumbing work JBH discovered and cured a leak that had gone on for many years. The team were delighted it was discovered and it will prevent any potential damp problems in the future.

After full decoration and new cap and cove flooring the washrooms were given a new lease of life.

Suspended Ceilings, Flooring and Decoration

Throughout the entire office development JBH provided full redecoration, installed new suspended ceilings and a combination of carpet tile flooring and vinyl cap and cove flooring. This made an enormous difference to the commercial refurbishment, transforming the environment from bleak and suppressing to fresh and inviting.

Electrical Design and Installation

JBH provided an electrical design and installation to compliment the new office refurbishment. The power points, data cabling and trunking were reconfigured to accommodate the new boardroom, accounts office and small kitchen area. A combination of new LED lighting and fluorescent lighting were integrated within the suspended ceiling.

Office Kitchen Refurbishment

The old kitchen was dated and falling into disrepair, so as well as a new suspended ceiling, vinyl flooring and redecoration, JBH installed new kitchen units and sink. This was an important area in the refurbishment, as all the office and production staff use the kitchen every day. It needed to be easy to keep clean and provide enough work surface space to create meals. It also needed to provide a pleasant environment where the staff can enjoy their breaks with one another.

The Kent office refurbishment was completed after an intensive 12 week programme and Thames Reinforcements in Sheerness now boasts a fresh and inviting workplace.
