JBH Refurbishments recently completed the first phase of an extensive London office refurbishment in Ruislip, West London. We were just too excited to wait until it was complete to show our website visitors what a transformation the first phase has made so far, so here we are!
This major renovation of a large office space in West London is for a renowned supplier of seasonal decorations to retailers nationwide. While the business has grown considerable over the years, the original interior was dated and not exactly fitting for such an established organisation.
To bring the London offices up-to-date, they required a full refurbishment in all areas. The business has needed to operate through the refurbishment project, therefore the team were relocated to the first floor while the JBH Refurbishments teamed completed the open plan ground floor office space, reception, kitchen and corridor.
The Open Plan Office
Let’s begin with the extensive ground floor open plan office area and partitioned offices surrounding it. Here, the refurbishment team stripped out of the flooring, ceiling, air conditioning system, electrics, lighting and parts of the office partitioning.
Once the strip out was complete, work began to rebuild this 430-metre-square space. JBH Refurbishments installed new electrical and data cabling throughout to power the replacement AC system, lighting and power/data points for each workstation.
A brand new suspended ceiling was installed with integrated LED lighting, which replaced the archaic fluorescent lighting. LED lighting is softer and comparable to natural light, meaning it is far more suited to the modern working environment.
The walls and central pillars were prepped and painted in a combination of grey and purple. The electrical and data cabling were disguised with white trunking, or within the central pillars.
When undertaking such a large office refurbishment, it’s important to consider the practical aspects, including durability. The area most susceptible to wear and tear is the floor, consequently, a high-quality flooring is essential. For this London office refurbishment, we fitted a grey Desso Carpet tile from the Essence range, which is a hardwearing and cost-effective tile, ideal for any size office refurbishment.
Surrounding the central open plan office are five smaller offices, three of which needed to be altered in size to suit the business needs. An additional office was also a needed. To accommodate this need, JBH Refurbishments replaced most of the original office partitioning with half composite and glass partitioning to allow the flow of natural light.
Office Air Conditioning
The original air conditioning system was old and in much need of replacing. It had leaked in the past and only provided a cooling solution. JBH Refurbishments replaced the old system with a new Mitsubishi VRF multi split air conditioning system, with cassette units. This new system provides both heating and cooling to remove the requirement for radiators and electric heaters. Not only that, the new system now complies with strict Fgas regulations, something all businesses operating air conditioning should be aware of to meet their legal obligations.
The Office Kitchen Refurb
The ground floor office kitchen was tired and dated. As part of the office refurbishment, JBH striped out the existing kitchen units, worktops, ceiling, flooring, wall tiles and wave-effect glass partitioning.
In its place now stands a smart and sophisticated office kitchen with a clear glass partition looking out to the main office area. It features a new suspended ceiling, vinyl flooring, grey kitchen units, white-fleck worktop and a hygienic clad back-splash. The new appliances should please the staff, who now have an upgraded dishwasher and integrated fridge.
The Reception Area and Corridor
Everyone knows first impressions count and the reception is the first area most visitors will see. Therefore, it must convey a professional environment and a business that provides quality services or goods.
For this London office refurbishment, the reception was a key consideration and needed to tie in with the rest of the office fit out.
JBH Refurbishments designed an area that was fresh, inviting and professional. Integrating texture and detail is a great interior design technique for updating an office reception, which is exactly what we did here. Our team installed a ceiling canopy with colour changing LED lighting. A similar feature was fitted to the wall and finished with a feature wallpaper. This framework makes way for a new TV, a key item for every modern office waiting room.
The reception desk was refurbished with a grey vinyl. This was also replicated on the rear reception wall to bring it all together.
The remaining walls in the reception and corridor, leading to the main office, were prepped and painted in a coordinating purple and grey paint. To complete the look, the flooring in the corridor was replaced with a high quality Amtico laminate floor tile to match the existing reception floor. This is a premium range floor tile that is suited to reception areas and corridors with a high footfall.
