JBH Refurbishments delivered a full warehouse & office design and fit out for ASDN Solutions in just 8 weeks.
This Cat B fit out transformed a new-build warehouse in Sittingbourne, Kent, into a functional and sustainable workspace for ADSN Solutions Limited, a wholesaler of ethical, professional hair products. Specialising in sustainable products, ADSN prioritises reducing the environmental impact of the beauty industry across the UK.
The project’s aim was to create an eco-friendly and efficient warehouse with adequate office space to support ADSN’s expanding team.
Having carried out numerous warehouse conversions for clients throughout London and Kent, JBH Refurbishments was able to deliver a comprehensive and efficient Cat B commercial fit out, including 2D designs, layouts, project management, and a turnkey fit-out.
Completed within eight weeks, the transition allowed ADSN to begin operations in their new space with minimal disruption, ensuring a seamless service to their clients.
ADSN’s new build was a warehouse shell with an existing mezzanine and staircase, requiring a comprehensive Cat B fit out. As a growing business, ADSN needed space that balanced extensive warehouse storage with functional office areas. The project scope included:
- Open-plan office with adequate workspace for 12 desks
- Director’s private office
- Meeting room with storage and seating for up to six people
- Fire-rated partition walls for safety and zoning
- Functional and compact kitchen space
- DDA-compliant, unisex WC
JBH designed a modern office layout with both open-plan and private spaces, using fire-rated partition walls to create safe routes and enclosed areas:
- Open-plan office: spaciously configured for 12 desks
- Director’s office: private and enclosed, with added storage
- Meeting room: comfortable seating for six people
A corridor and enclosed stairwell were added to meet fire regulations, enhancing safety while maintaining a clean, cohesive design. The flooring used throughout was carpeting made from sustainable whole lifecycle, recyclable materials, aligning with ADSN’s commitment to environmentally friendly practices.
HVAC: JBH installed a Fujitsu mini VRF system with individual climate control, ensuring comfort and efficiency in each office area.
Electrical: The distribution units were upgraded to meet the power demands of the new layout, including lighting, HVAC, and data connections.
Energy Efficiency: PIR sensors were installed to automatically switch off lighting in unoccupied areas, saving energy. Recessed LED lighting in the suspended ceiling provided even, natural light to reduce eye strain while supporting the company’s sustainability policy.
Fire-rated partition walls and doors created clear, safe exit routes, while glazed viewing windows offered visibility over the main storage area, balancing safety with functionality.
To meet fire regulations within the warehouse’s high ceilings, JBH temporarily removed and reinstalled the metal staircase, allowing for precise installation at elevated levels. A bulkhead detail was created around a fixed window upstairs to ensure that natural light was not obstructed by the suspended ceiling.
On the ground floor, JBH installed a simple, functional kitchen with blue cabinets and a white countertop, complemented by essential plumbing and electrics. Off the foyer, a DDA-compliant unisex WC with vinyl cap-and-cove flooring was added, designed for hygiene and ease of maintenance.
The completed Cat B fitout provided ADSN with a flexible, efficient, and sustainable workspace, supporting their growing operations while maintaining their commitment to eco-friendly practices. The project was delivered on time within the eight-week schedule, enabling a smooth transition and continued operational consistency for ADSN Solutions Limited.
