Warehouse Refurbishments

Industrial buildings and warehouse conversions pose considerable scope for a professional and contemporary office space. These large buildings can become some of the most desirable places of work. There is a notable trend of property developers and expanding businesses looking for large warehouse conversions that offer potential for an office fit out.

The sheer size of these industrial spaces gives companies the opportunity to create a workspace that meets the idealistic needs of their business and their workforce. Even the high roof space, often found in industrial units, presents potential for further commercial use.

Your Warehouse Office Fit Out

BH Refurbishments has the expertise and vision to convert any size warehouse or industrial unit to a stylish and contemporary office.

An example of a warehouse conversion and office fit out was for Mackelden Civil Engineering, based in Headcorn, near Maidstone in Kent. The company approached JBH Refurbishments to transform their unoccupied warehouse into a deluxe office space that would attract one, or several businesses, looking to lease an office space within the Kent area.

We carried out a conversion which included: stripping the warehouse, used partitioning to divide the space to create offices and male and multifunction female/disabled washrooms, installed a suspended ceiling, fitted air conditioning, heating and a C-Tec fire alarm system and carried out electrical installation to allow power to both floors and trunking. The conversion was completed with fill office, kitchen and washrooms fit outs. Read the Mackelden Civil Engineering project for a full description of all work carried out on the conversion.

Benefits of Warehouse Conversions and Office Fit Out

There are plenty of benefits to converting a large industrial building or warehouse for office use. Here are just a few examples:

Room to grow…. warehouse conversions offer an abundance of space for you to grow your business. Build a mezzanine floor into the roof for extra office space or a storage facility.

Location…. warehouses and industrial units are commonly located on the outskirts of a town or in the rural countryside with better surroundings and views.

Road access…. usually warehouses and industrial units are located close to motorways and main road routes, allowing easy access for deliveries, staff travel and visitors.

Parking…. most warehouses and industrial units have allocated parking, rivalling a lot of city centre commercial properties.

Security…. if you find a property based on an industrial estate, you may benefit from added security (CCTV, industrial fencing and onsite security).

Office Layout and Design

There are a multitude of office layout and design options for warehouse conversions. The right option will depend entirely on how you intend to use the space. Here are few suggestions….

For the Expanding Business

For an expanding business, the open plan office fit out is favourable. You can incorporate glass office partitioning to create separated office spaces and meeting rooms without losing the open plan effect. Integrated blinds in the glass office partitioning can help to retain natural light within the main office area.

For the Rental Market

If you are a property developer or landlord looking to create a commercial rental property, consider creating several office spaces within your warehouse conversion. Smaller office areas are easier to rent to start-up companies and small businesses, allowing you to cash in on a lucrative market.

To attract new occupants, ensure you include suitably sized washroom facilities and kitchen area for the number of employees expected in the property.

For the Proprietor Looking to Alter Their Existing Space

Perhaps you already run your business from a warehouse or industrial unit, but need an office space. If so, why not consider installing mezzanine floor within the roof space of your unit? A mezzanine floor has no effect on your floor space, yet gives you the opportunity to have a fresh new office to use. Alternatively, you could rent it to another local business and cash-in on the commercial property rental market.
